Useful Information for the Purchase
of Real Estate in Greece |

Have a good look at the information
regarding the property on this website. Make a note of any questions
you may have and send us an email. If the answers are to your
satisfaction, proceed to step two. |

Take a look at the property on site. You may
wish to take someone with you whom you trust. Take pictures
and make sure you get all important information given to you
in writing. Don’t allow yourself to be rushed into a purchase.
There will always be real estate on offer. |

If the offer is to your liking, you should nevertheless
try to bargain. You may be able to obtain a price reduction,
especially in cases where a large proportion of the sum is to
be downpaid or paid on delivery. The method of financing your
purchase should be sorted out in advance, in your home country.

Together with the seller you should then go to
a notary, who will draw up a contract. If required, take someone
with you to translate. |

Together with the seller, the translator, and
possibly the notary, you now need to see a lawyer. He or she
will check the validity of the contract. He/she will also verify
the legality of the sale, making sure, for example, that the
property hasn’t already been sold and that the seller
really is the owner. |

If the lawyer gives the go-ahead, then the matter
goes back to the notary. He/she will make sure that all required
entries and registrations are made, for the land registry, for
example. The seller will also be present to assist you. |

Having taken all the necessary steps with the
notary, you now need to visit the local inland revenue and apply
for a tax number. Again, you may wish to take someone with you
to translate, or the seller may offer you assistance.
Filling out the application form is a quick procedure and the
processing usually takes just one or two days. With a bit of
luck it may even be done right away.

8 |
The point of the tax number is for you to pay
property tax to the Greek state. To date this amounts to roughly
11% of the purchase price. This being done, you will have taken
all the required steps and so be free to enjoy your new property. |
